A question we are asked frequently is "how do I get a cell tower lease on my property?"

Many property owners would like to have cell tower lease income. Rooftop cell tower leases typically offer income from a location that is not otherwise lease-able, and cell towers (if handled right) can be placed in areas that do not disturb the rest of the property.

In reality, in order for your property to be selected for a cell tower lease, it must meet very specific requirements. The wireless carriers are now building sites where their engineers tell them they need profitable coverage. This requires several factors, including a current need for a new site (as determined by the network engineers), a specific "search ring" for the need, and a property that provides good coverage with few restrictions.

Most wireless companies have sites where you can submit your property to them, however there is only a small chance that you will be contacted to enter into a cell tower lease. 

GCCSS will not typically assist property owners in this capacity for one very simple reason:

  • Most efforts to add a cell tower are not successful.

Of the companies we know who attempt to add cell tower leases to properties currently without a current cell tower, the success rate is less than 1%.
